Most brokers have never owned or operated an apartment building.  Guy Torelli purchased his first apartment building in 1979, a 14-unit property in Newhall near Magic Mountain, and he struggled.  "At that time, Newhall was not exactly a pride-of-ownersip location, and the management duties overwhelmed me," recalls Guy.

That experience taught him the importance of knowing how to control expenses, determine the market rents for a property, and how to handle "difficult" tenants.

Since then he has owned and managed over 200 units.  A sample of Guy's ownership experience includes:

- 32 units in Garden Grove
